Description of the cottage.
Location
In order to protect our privacy and security, we will not publish our exact address on this website. However, we realise that you need to have a rough idea of our location, so here is a map of the general area:On the map, "A" marks the approximate position of the cottage. It is about four miles from Alton, eight miles from Farnham and eleven miles from Petersfield.

The cottage is in a very tranquil, secluded location; it is at the end of a third of a mile of private lane, situated close to woodlands, pasture, an orchard and a small river. It is completely private and self-contained, about fifty yards from the main house where my mother lives alone for part of the week. There are no other houses for at least a third of a mile in any direction.

Entrance Lobby

Wooden balustrade overlooking Living Room, with views of river and woodland. Two power sockets. Fitted carpet. The mezzanine is too low for general use, but makes an excellent 'den' or can be used as a guest bedroom. Access to loft storage space (About 7'3" x 4'6").

Furniture
We have not supplied any furniture, in case you have your own. We can, however, supply a reasonable amount of furniture. This would be a matter to discuss before you move in.

Parking and Approach
Although there is no garage, there is ample parking for two vehicles on well-drained hard standing. The approach to the cottage from the parking area is about 20 yards and is paved throughout. The whole path is lit, and there are light switches at both the parking area and the cottage.
Main Garden, Fishing and Sitting

Your cottage lies inside a south-facing fenced garden which has been cultivated for 45 years and consists of flowers and vegetables. The gardener and his assistants visit from time to time, as does my mother. On one side, the garden extends down to the river. You will be permitted to fish (within the limits of the law). The river contains brown trout, rainbow trout, common carp... ...and pike.
Just outside your front door, there is a paved area about 15' (4.6m) square. This is a pleasant sitting-out area, since it is sheltered by the cottage and gets the sun all day long. It has tranquil views of the river and woodlands.
Your Small Private Garden
23' x 19' (7m x 6m)
The French Doors in the bedroom open onto a patio in a small garden. For privacy, there is a tall fence on two sides and a trellis on the third side (with views across the river to the woodland). All three sides have borders which surround a small lawn. The patio measures 15'0" x 8'4" (4.6m x 2.5m).
Other Land Available to You
We own about 20 acres of land and river. The only part that we keep strictly private is the island and garden on the other side of the main house. The rest of the river, woodland, orchard and pasture is available to you.

Electricity
The electrical supply for the cottage comes off the main house, but there is a separate meter in the cottage. We will therefore pay your standing charge; you will only have to pay for the electricity you consume.
Gas Central Heating and Hot Water
There is a new combined Central Heating and Instant Hot Water boiler, which runs on bottled gas. There are two large bottles, with an automatic switching system when one runs out. You will have to pay each time a bottle needs replacing.
Wood-Burning Stove
In addition to the central heating system, there is a wood-burning stove in the living room. You will have to buy your own logs. Use of wood that is cut down from our own land will be a matter for negotiation.
Telephone
There is already a land line at the cottage, for which we pay the standing charge. You will have to pay for all the chargeable calls you make.
Internet
You are welcome use our wireless "broadband" hub. However, due to the distance from the exchange, the speed of the connection is rather slow.
Insurance
You do not have to insure the buildings, but you are advised to take out your own insurance for any valuables, etc.
Deposit
The cottage has recently been completely re-decorated and all the fixtures and fittings are new. We would therefore expect a reasonable deposit.
